Property Types We Serve
Every building is a mix of parts. Some are the structure itself. Many others, like equipment wiring, specialty plumbing, finishes, paving and site lighting, wear out much faster, and a cost segregation study puts them on shorter tax lives.
Below are the property types we work with most, grouped by industry. Each one has a one-page summary you can download and share with your CPA.

These are the property types we see most, not the only ones we do. If your building isn’t listed, tell us about it. Our benefit analysis looks at your actual property and tells you in plain English whether a study makes sense.
What qualifies always depends on how each item is built and used, so treat the items below as examples, not a promise.
Large-Scale Commercial & Industrial Logistics
Warehouses, plants and processing facilities carry a lot of equipment-related infrastructure and site work. That makes them some of the strongest candidates for a study.
Agricultural Processing and Packing Facility
Processing and packing lines, cold rooms, refrigeration and sanitary piping are usually the big items. Much of that cost serves the operation rather than the building itself.
Automated Manufacturing and Assembly Plant
Robotics, conveyors, process equipment, dedicated electrical and heavy equipment foundations make up a large share of a plant’s cost. A study separates them from the building shell.
Chemical Processing Plant
Process piping, containment systems, chemical handling equipment, safety systems and process power distribution are the main items we look at.
Climate Controlled Self-Storage Facility
Climate-control systems for the units, security and access systems, fencing, specialty lighting and site work are the items we typically break out.
Data Centers and Server Hub
Cooling, power distribution, backup power, raised floors and specialized cabling make up much of a data center’s cost, and much of it can be separated from the building.
Distribution and Fulfillment Center
Automated conveyors, racking, high-bay lighting, dedicated electrical, truck courts and paving are the usual items a study pulls out.
Food and Beverage Processing Facility
Processing equipment, sanitary piping, food-grade flooring, refrigeration and specialized HVAC are typically separated from the building.
Freezer and Cold Storage Warehouse
Refrigeration equipment, insulated panels, process piping, dedicated electrical and loading docks are the main items a study examines.
Heavy Industrial Facility
Machinery foundations, cranes, industrial process systems, process piping and equipment supports often have shorter tax lives than the building around them.
Outdoor Modular Self-Storage Facility
Security systems, gates, fencing and site lighting are the items we typically separate from the storage structures.
Outdoor Self-Storage Facility
Much of an outdoor storage site’s value is in what surrounds the units: gates, fencing, security systems and site lighting.
Pharmaceutical Manufacturing Facility
Cleanroom systems, process HVAC, specialized production equipment, pharmaceutical piping and environmental controls are the main items.
Hospitality, Leisure & Senior Living
Hotels, resorts, apartments and senior living properties are full of finishes, furnishings, amenities and site improvements that wear out faster than the building. Hotel owners often pair a study with a separate FF&E valuation.
